Case Study: ECD
The Judson Charles team advised on, invested in, and formulated the strategy for Elevate Community Development, Inc, (ECD) a benefit corporation geared toward creating home ownership workforce housing solutions. ECD’s first project, at 400 E 4th Street in Pomona California, incorporates JCI’s proprietary Shared Equity Option Agreement into the business plan.
Investor Allocation Model
The Investor Allocation Model is a unique approach, developed by Judson Charles in concert with academia, that modifies investor capital stacks and distributions, resulting in a compelling framework to induce both social-impact investors and profit investors to invest together in projects that may not otherwise move forward absent this model or absent substantial government assistance. Essentially, it is an alternative to government subsidized financing. The model is incorporated into a project’s PPM (Private Placement Memorandum), and is gaining traction with private investor groups.
SEO Agreement
The Shared Equity Option Agreement (SEO Agreement) is a unique contract and underwriting tool for shared equity type investments in housing. Developed by Judson Charles with consultation of outside counsel, the SEO Agreement is best suitable for private parties to structure a shared equity arrangement, allowing for high net worth individuals to directly invest in identifiable real estate side-by-side with a moderate income person who is the homeowner. The SEO Agreement promotes a form of wealth distribution via a free-market approach, strengthening the middle class while preserving private wealth and avoiding government involvement.

Judson Charles is currently developing strategies to utilize cryptocurrency / NFT to impact the real estate industry, including tokenization of real estate securities. More to come.
